18  and insert in lieu thereof:

19         (5)  If the lease agreement covers both real property

20  and goods, the party seeking enforcement may proceed under

21  this part as to the goods, or under other applicable law as to

22  both the real property and the goods in accordance with that

23  party's her or his rights and remedies in respect of the real

24  property, in which case this part does not apply.
