  2         An act relating to landlords and tenants;

  3         amending s. 83.575, F.S.; providing for tenant

  4         liability under a specific duration rental

  5         agreement for liquidated damages under certain

  6         circumstances; providing criteria for notice by

  7         a landlord; providing an effective date.

  9  Be It Enacted by the Legislature of the State of Florida:

10  

11         Section 1.  Subsection (2) of section 83.575, Florida

12  Statutes, is amended to read:

13         83.575  Termination of tenancy with specific

14  duration.--

15         (2)  A rental agreement with a specific duration may

16  provide that if a tenant fails to give the required notice

17  before vacating the premises at the end of the rental

18  agreement, the tenant may be liable for liquidated damages as

19  specified in the rental agreement if the landlord provides

20  written notice to the tenant specifying the tenant's

21  obligations under the notification provision contained in the

22  lease and the date the rental agreement is terminated. The

23  landlord must provide such written notice to the tenant within

24  15 days before the start of the notification period contained

25  in the lease. The written notice shall list all fees,

26  penalties, and other charges applicable to the tenant under

27  this subsection.

28         Section 2.  This act shall take effect upon becoming a

29  law.
