14         Senate Amendment 
15         On page 1, lines 18-21, delete those lines
16  
17  and insert:  
18         (17)  "Early termination fee" means any charge, fee, or
19  forfeiture, as described in a written lease, which a landlord
20  imposes on a tenant when a tenant terminates a written lease
21  before the termination date set forth in the lease. An early
22  termination fee may not include fees for services actually
23  rendered to the tenant, unpaid rent while the tenant occupied
24  the dwelling unit, or damages to the dwelling unit.
