Project Description:
To replace the 204-bed nursing home buildings constructed from the 1950's to the 1970's with a new 62,500 square foot- 122-bed Skilled Nursing Facility (SNF) that includes a new Therapy and Rehabilitation Center. An adjacent 22-bed skilled nursing building will be renovated and expanded. In a second phase of construction, a new 25,000 square foot 60-bed Alzheimer's/Dementia Unit will be built after the residents who reside in that current location are moved to their new residence. This new construction will improve the quality of life for Pines' residents and meet existing code requirements. In addition to providing rehabilitation services to our residents and day care clients, an enlarged rehabilitation and therapy center will also attract members of the community who need outpatient therapy. We currently provide free transportation to residents of subsidized independent housing in the downtown area who require outpatient therapy. The increased capacity will enable us to expand this valuable service to include local mobile home parks with residents not able to drive to a therapy center. Additionally, we can provide evaluations of the home environment to recommend any modifications necessary for client safety. Another important addition will be a state-of-the-art aquatics program with an immersion pool. Because this pool will be in-ground, the client's body can remain upright promoting the desired buoyancy and resistance necessary for proper weight-bearing physiological gains. This aquatics therapy program will be the second facility of its kind in Sarasota and Manatee counties.

Measurable Outcome Anticipated:
: The skilled nursing facility buildings will serve up to 204 residents at any one time. Each day over 300 residents and clients receive care either in the Pines Assisted Living Facility, Skilled Nursing Buildings, Alzheimer's/Dementia Building, Adult Day Care Center, our accredited Child Day Care Center or our Rehabilitation and Therapy Center. The new therapy and rehabilitation facility will serve more than 830 people annually. Pines rehabilitation facility has increased its caseload 30-40% in each of the last three years. Our current facility is less than 1,000 square feet. The new rehabilitation center will encompass 1,820 square feet, providing space for an additional physical therapy assistant and an occupational therapy assistant. The two new therapists will increase our capacity to allow for a total of 66 treatments per day. More than 17,000 treatments will be provided each year, accounting for approximately 8,320 patient-days. This capacity increase is critical to our ability to offer convenient scheduling options for outpatient therapy. Our construction project will increase our Alzheimer's/Dementia Unit from 45 beds to 60 beds. This increase will enable us to more effectively care for residents in different stages of the disease by having three distinct units. There are a limited number of nursing homes offering specialized dementia care in Sarasota. Every bed in our new center will be certified to accept both Medicaid and Medicare. Residents will not have to change rooms simply because they become a long term Medicaid resident. The new skilled nursing building will give Pines the opportunity to address code requirements such as corridor width, room size, air control systems, bathrooms, dietary service, laundry facilities and other areas that must be modernized. The two-phase construction project will cost $17,146,000 of which $11,071,060 will be incurred during 2006. Private funds of $8,537,763 have been committed to match the $3,000,000 in state funds included in this Community Budget Issue Request for 2006.
